DXD uses top REIT operators as third-party managers to operate each completed facility. To favorably compete in any market, a self storage facility must have a higher-quality manager than competitors. Of the roughly 55,000 storage facilities identified by Radius+ in the U.S., only one-quarter of these facilities are managed by one of the four major REIT operators, all of which have a third-party management platform. These three major REIT operators include: Extra Space, Public Storage, and CubeSmart.
