Of the roughly 55,000 storage facilities identified by Radius+ in the U.S., only one-quarter of these facilities are managed by one of the four major REIT operators, all of which have a third-party management platform. These three major REIT operators include: Extra Space, Public Storage, and CubeSmart.

DXD's excellent site is next to a heavily trafficked intersection, just a few blocks away from the heart of downtown. This Public Storage will have 78,800 square feet and 682 units and may be the last self storage developed within city limits. In 2022, the regulations regarding self storage changed from permissive to conditional use in commercial and business districts.

The facility will include 357 drive-up units, catering to immense demand created by local businesses and contractors.

DXD’s Fund II puts land under contract and funds all pre-development expenses through land entitlement. These pre-development expenses include land due diligence, third-party reports, municipal approvals, project design, and more.
